1. Host identification
This website is published by Annie Pellardy, Loueur en Meublé Non Professionnel (LMNP), residing at 8 Rue du Château, 71240 Étrigny.
2. Purpose
These Terms & Conditions govern the short-term rental of the furnished property "La Maison Rosie" located in Étrigny. Any reservation made on this website implies full and unconditional acceptance of these terms.
3. Rates and payment terms
All rates are inclusive of tax and quoted in euros. Two booking options are available:
- Flexible rate : full payment at the time of booking. Cancellations made up to 14 days before arrival (D-14) are fully refunded, minus a €30 administration fee. No refund is issued for cancellations within 14 days of arrival.
- Non-refundable rate : discounted rate, full payment at the time of booking, no refund regardless of the cancellation date.
Payment is made online by credit card via our secure payment provider Stripe; no bank-card data is stored by La Maison Rosie. The full amount of the stay is due at the time of booking. End-of-stay cleaning is included in the price.
4. Cancellation policy
Cancellation terms depend on the selected rate (see section 3). If the host cancels (force majeure, damage rendering the property uninhabitable), the guest will be fully refunded.
5. Pets
Pets are welcome subject to a surcharge and must be declared at the time of booking. The guest is responsible for any damage caused by their pet.
6. Check-in and check-out
Check-in is from 4:00 PM; check-out is before 11:00 AM. Keys are provided via a secure key box, the code for which is communicated 7 days before arrival.
7. Maximum occupancy
The property accommodates up to 4 adults and 1 child. Any unauthorised excess occupancy may result in immediate termination of the stay without refund.
8. Guest responsibility
The guest undertakes to use the property with reasonable care. Any damage noted on the departure inventory will be charged to the guest.
9. Disputes and mediation

10. Governing law
These Terms & Conditions are governed by French law.
